Understanding the Home Buying Process
Buying your first home is exciting, but it can feel overwhelming too. Don’t worry, I’ll break it down into easy steps so you know exactly what to expect
1. Save for Your Down Payment
You’ll need money set aside for your down payment. In Canada, the minimum is usually 5% of the purchase price. You’ll also want to budget for closing costs (lawyer fees, land transfer tax, inspection, etc.).
2. Get Pre-Approved for a Mortgage
Before looking at homes, talk to a bank or mortgage broker. They’ll tell you how much you can afford and lock in an interest rate. This way, you’re shopping with confidence.
3. Find the Right REALTOR®
Having someone in your corner makes the process much easier. I’ll guide you through showings, paperwork, and negotiations so you don’t feel lost.
4. Make Your Wishlist
Think about what’s most important:
- How many bedrooms and bathrooms do you need?
- Do you want a big yard or something low-maintenance?
- Which neighbourhood fits your lifestyle?
5. Start House Hunting
